The Dangers of Joint Ownership | The Bonfrisco Law Firm Blog

Aug 29, 2012 ?/? By: Michael Bonfrisco, Estate Planning Attorney ?/? Category: Uncategorized

It?s an old cliche that a little knowledge can be a dangerous thing. It is often true in estate planning. Here?s a common example. An elderly person of limited means has heard that his or her home will have to go through probate when he or she passes away unless it is transferred to someone else before the elderly person passes away. Thinking about how awful probate can be, the elderly person decides to transfer the home to the child. That is a gigantic mistake.

Once a home belongs to a child instead of the parent who lives in the home, then all sorts of bad things can happen. If the parent and child get in a disagreement, the child can evict the parent from the home. The child can sell the house. The child?s creditors can go after the house. The child might forget to pay property taxes.

There are much better ways to avoid probate. Trusts are the normal way, but an estate planning attorney can also present you with other options. Whatever you do, do not transfer your home to a child before consulting with an estate planning attorney. It might be the biggest mistake of your life.

No clear winners in trial of Anders Behring Breivik

Breivik got 21 years, but was found sane as he wanted. Prosecutors saw him jailed, but mishandled the psychiatric findings. And now the prime minister is feeling heat for security's slow response.

Breivik was caught on the island of Ut?ya with a Glock pistol, Ruger semi-automatic rifle, and an arsenal of ammunition after having killed 69 people at Labor party youth summer camp. He even confessed to the bomb attack on the government headquarters earlier that day that killed eight, and detailed his entire planning to police shortly after his capture.

By all measures, the case should have been over long ago. Instead, it dragged on for 13 months with a final verdict falling on Friday: The 33-year-old Norwegian and self-proclaimed militant nationalist was sentenced to the maximum sentence of 21 years? permanent detention for terrorist acts.

Now, there are renewed calls today for Jens Stoltenberg, Norway?s prime minister, to accept responsibility for failing to protect Norwegians from the attack and the slow police response that day.

After watching the trial for 10 weeks and listening to the debates since the attacks, one can?t help but feel something is lacking. In many ways, it is still not clear who really won.

Technically, Breivik did, at least on legal precedence. He was arguing to be judged sane so that his militant nationalist ideology would stand stronger. He attacked the Labor party targets because he faults them for allowing too many Muslim immigrants into Norway and thereby promoting the ?ethnic cleansing of indigenous Norwegians.? The court ruled that he was sane and not paranoid schizophrenic as the first of two forensic psychiatric reports concluded.

He also won by getting considerable media coverage of his political ideology during the trial.? Indeed, in the political manifesto he released online shortly before his killing spree, he referred to the trial as part of ?the propaganda phase? of his publicity efforts. That phase is expected to continue from prison, where he plans to write a trilogy of political books in English and correspond with supporters.

He did lose on one main point: that he be found not guilty.? Judge Wenche Elizabeth Arntzen rejected his argument that his planned massacre was a ?pre-emptive attack? to avoid a wider civil war that would ensue as a result of the Muslim colonization of Europe. Neither Norwegian law, nor the European Court of Human Rights, gives the right to assassinate government figures for extreme political purposes, she said as part of the historic 90-page verdict.

Sony reveals a Windows 8 hybrid tablet, a next-gen Xperia smartphone, and an 84-inch 4K TV

Today at the 2012 IFA consumer electronics show in Berlin, Sony pulled the curtain back on what it has cooking in the world of personal technology. From a massive?4K TV?to personal 3D headsets, the company seems to have a lot up its sleeve for the coming year, so let's break it down.

Vaio Duo 11 Slider

Vaio Duo Slider
Sony is already well-known for its innovative designs ? the Tablet S and Tablet P are great examples. That trend continues with the Vaio Duo 11, an Ultrabook with a sliding design that makes it at once a notebook and a tablet. Running Windows 8, the Slider can be used with just your fingers, or you can choose to slide the screen up at an angle, revealing a full qwerty keyboard for composing longer form text. The Slider comes equipped with either a 128GB or 256GB solid state drive, 1080p widescreen display, and your choice of Intel i3, i5, or i7 processors. No price has yet been revealed.

Xperia Tablet S

Xperia Tablet S
Utilizing the same design cues that made the original Tablet S such a pleasure to play with, the Xperia Tablet S is definitely the most capable Android tablet ever to come out of Sony's walls. With a large, 9.4-inch display, aluminum body, and splash-proof design, the new S should be a worthy competitor to the iPad, especially for fans of the company's previous tablets. The new slate will come equipped with Ice Cream Sandwich installed, and its 3-cord Tegra 3 processor should make using apps and other tablet tasks a smooth and enjoyable experience.

Personal 3D Viewer

HMZ-T2 Personal 3D Viewer
Sure, massive HDTV screens are all the rage these days, but what if you want a more up-close-and-personal viewing experience? Sony's new Personal 3D Viewer may be just what you're looking for. The futuristic headset lets you watch 2D or 3D content ??including movies and video games ? on high-resolution OLED displays, along with built-in 5.1 virtual surround sound. To combat the eye fatigue that can often be a problem with viewing screens so closely, the device automatically adjusts its color output to be easy on your peepers.

84-inch Bravia 4K TV

84-inch Sony Bravia 4K TV
How many 4K TVs are out there readily available for sale right now? We bet you can't name more than the your fingers in one hand. Sony just announced a new addition to the very short list of 4K TVs on the market: the 84-inch Bravia KD-84X9005. It boasts a?3,840 by 2,160 pixel resolution ? four times the resolution of high-definition (HD) displays???and comes with a technology that makes upscaled HD content fit for 4K viewing.

Vaio Tap 20 table-top PC

Vaio Tap 20 table-top PC
Aside from a new laptop-tablet hybrid called Vaio Duo 11 (that's turning out to be a common design for Windows 8 tablets), Sony also updated its Vaio line with the Tap 20 table-top PC. Tap 20 is literally a humongous Windows 8 multi-touch tablet with a screen that measures 20 inches. Unfortunately, the model shown at Berlin has a screen resolution of 960 x 640 pixels, which is disappointingly low. But we hope it undergoes further tweaks because there's nothing quite like playing Angry Birds on a 20-inch screen.

Sony Xperia TX

Sony Xperia TX
Meet the company's newest smartphone flagship that runs on Android 4.0 Ice Cream Sandwich. The device has a large 4.6-inch screen that boasts a 720p HD resolution, NFC functionality for mobile payments, and a 13-megapixel rear camera. ?No word on price or availability yet, but this phone probably won't come cheap.

SEAL book raises questions about bin Laden's death

This book cover image released by Dutton shows "No Easy Day: The Firsthand Account of the Mission that Killed Osama Bin Laden," by Mark Owen with Kevin Maurer. A first-hand account of the Navy SEAL mission that killed Osama bin Laden is coming out Sept. 11. Dutton announced Wednesday that Mark Owen?s ?No Easy Day? will ?set the record straight? on the raid in Pakistan in May 2011. ?Mark Owen? is a pseudonym for the combat veteran who was one of the first fighters to enter bin Laden?s third floor hideout and also witnessed his death, according to Dutton, an imprint of Penguin Group (USA). (AP Photo/Dutton)

(AP) ? A firsthand account of the Navy SEAL raid that killed Osama bin Laden contradicts previous accounts by administration officials, raising questions as to whether the terror mastermind presented a clear threat when SEALs first fired upon him.

Bin Laden apparently was hit in the head when he looked out of his bedroom door into the top-floor hallway of his compound as SEALs rushed up a narrow stairwell in his direction, according to former Navy SEAL Matt Bissonnette, writing under the pseudonym Mark Owen in "No Easy Day." The book is to be published next week by Penguin Group (USA)'s Dutton imprint.

Bissonnette says he was directly behind a "point man" going up the stairs in the pitch black hallway. "Less than five steps" from top of the stairs, he heard "suppressed" gunfire: "BOP. BOP." The point man had seen a "man peeking out of the door" on the right side of the hallway.

The author writes that bin Laden ducked back into his bedroom and the SEALs followed, only to find the terrorist crumpled on the floor in a pool of blood with a hole visible on the right side of his head and two women wailing over his body.

Bissonnette says the point man pulled the two women out of the way and shoved them into a corner and he and the other SEALs trained their guns' laser sites on bin Laden's still-twitching body, shooting him several times until he lay motionless. The SEALs later found two weapons stored by the doorway, untouched, the author said.

In the account related by administration officials after the raid in Pakistan, the SEALs shot bin Laden only after he ducked back into the bedroom because they assumed he might be reaching for a weapon.

White House spokesman Tommy Vietor would not comment on the apparent contradiction late Tuesday. But he said in an email, "As President Obama said on the night that justice was brought to Osama bin Laden, 'We give thanks for the men who carried out this operation, for they exemplify the professionalism, patriotism and unparalleled courage of those who serve our country.'"

"No Easy Day" was due out Sept. 11, but Dutton announced the book would be available a week early, Sept. 4, because of a surge of orders due to advance publicity that drove the book to the top of the Amazon.com and Barnes & Noble.com best-seller lists.

The Associated Press purchased a copy of the book Tuesday.

The account is sure to again raise questions as to whether the raid was intended to capture or simply to kill bin Laden. Bissonette writes that during a pre-raid briefing, a lawyer from "either" the White House or Defense Department told them that they were not on an assassination mission. According to Bissonnette, the lawyer said that if bin Laden was "naked with his hands up," they should not "engage" him. If bin Laden did not pose a threat, they should "detain him."

In another possibly uncomfortable revelation for U.S. officials who say bin Laden's body was treated with dignity before being given a full Muslim burial at sea, the author reveals that in the cramped helicopter flight out of the compound, one of the SEALs called "Walt" ? one of the pseudonyms the author used for his fellow SEALs ? was sitting on bin Laden's chest as the body lay at the author's feet in the middle of the cabin, for the short flight to a refueling stop inside Pakistan where a third helicopter was waiting.

This is common practice, as troops sometimes must sit on their own war dead in packed helicopters. Space was cramped because one of the helicopters had crashed in the initial assault, leaving little space for the roughly two dozen commandos in the two aircraft that remained. When the commandos reached the third aircraft, bin Laden's body was moved to it.

Bissonnette writes disparagingly that none of the SEALs were fans of President Barack Obama and knew that his administration would take credit for ordering the May 2011 raid. One of the SEALs said after the mission that they had just gotten Obama re-elected by carrying out the raid.

But he says they respected him as commander in chief and for giving the operation the go-ahead.

Bissonnette writes less flatteringly of meeting Vice President Joe Biden along with Obama at the headquarters of the 160th Special Operations Aviation Regiment after the raid. He says Biden told "lame jokes" no one understood, reminding him of "someone's drunken uncle at Christmas dinner."

Beyond such embarrassing observations, U.S. officials fear the book may include classified information, as it did not undergo the formal review required by the Pentagon for works published by former or current Defense Department employees.

Officials from the Pentagon and the CIA, which commanded the mission, are examining the manuscript for possible disclosure of classified information and could take legal action against the author.

In a statement provided to The Associated Press, the author says he did "not disclose confidential or sensitive information that would compromise national security in any way."

Bissonnette's real name was first revealed by Fox News and confirmed to The Associated Press.

Jihadists on al-Qaida websites have posted purported photos of the author, calling for his murder.

Moroccan teachers' struggle: Surviving burnout | Morocco World News

Badr Boumehdi

Morocco World News

Fez, August 29, 2012

No one can deny that the majority of Moroccan teachers show unsatisfactory attitudes towards their jobs. Some of them consider their teaching as just a way of earning a living that is forced upon them because there are no alternatives. Often, they also feel disillusioned, helpless and completely worn out.

Generally, these feelings and attitudes can be identified as symptoms of a ?burnout? which can be defined as a state of mental, emotional, and physical exhaustion caused by personality traits and agitated by the unrelenting stress.

I can even say that anyone who is undervalued and overworked is at risk of a burnout which is often the case of most Moroccan teachers? from a poor teacher who hasn?t a raise in fifteen years to the frazzled female teacher struggling with her job and the heavy responsibility of taking care of three kids, the housework, and her aging father.

Emotional intelligence and emotional skills are required from teachers in order to endure the hardships and fulfill their mission, because ?teaching is considered to be ?emotional labor. ?As a result, people holding these jobs are at risk of a burnout. Emotions are an integral part of the teacher?s occupational role and they have an impact on a teacher?s effectiveness, behavior, cognition, motivation and students? behavior.

In theory, the nature of a teacher?s job requires from him or her emotion-related skills in order not to fall prey to ?negative thinking and other psychological problems which can certainly affect their productivity and spoil their lives. Hence, emotionally intelligent teachers would hold an optimistic view of life and raise their self-esteem. In addition to that, they can persist in the face of difficulty despite all the hardships and the ongoing attacks and barriers set to destroy the image of teachers and prevent them from fulfilling their noble mission.

Undoubtedly, the reforms to come should by no means train teachers to be emotionally intelligent. Observing the last note the minister of health sent to doctors we come to the conclusion that teachers in Morocco do not have the right to get ill or just have a rest if they feel mentally or physically exhausted. Obviously, a teacher who feels mentally or physically exhausted should not be asked to provide a medical certificate because teaching is totally different from other labors as I mentioned above.

Similarly, a teacher who is trapped in the same scale for ages will certainly suffer from the symptoms of burnout and feel unappreciated and even unwanted. Admittedly, the emotional sides of the learning process in general and the emotional health of teachers in particular have been neglected in all the reforms since independence.

Teaching is after all a work of the heart. However, emotionally ?handicapped? teachers would not achieve the awaited goals. A teacher who feels he is unappreciated, unwanted and the dozen balls he/she juggles in the air are not noticed, let alone rewarded needs determination of Hercules to drag themselves from their beds and head to their schools each morning.

Programs should be launched to increase teachers? awareness of the importance of emotional intelligence skills to enhance their abilities to implement it within their professional and personal lives. In fact, the presence of social workers and psychologists as a part of the educational staff is a necessity due to the fact that both teachers and students need psychological assistance.

I do believe that emotionally literate teachers who are trained to use emotional intelligence skills will not be only highly qualified teachers but also effective ones. I do believe also that these teachers will experience greater job satisfaction and avoid occupational burnout. Being emotionally intelligent means that they have the ability to create a warm classroom climate and prevent classroom management problems as well.

Everything Everywhere completes sale of spectrum to Three, waits for regulators approval

Image

Three and Everything Everywhere have completed the sale of two 15MHz blocks of the 1,800MHz spectrum, announced yesterday. It follows Ofcom's controversial decision to let the latter network queue-jump to offer LTE services in the UK before the official auction process begins. Three won't be able to use its new toy until its frenemy has vacated it, which could be as late as September next year, but could start preparing 4G internet shortly after. The sale was made due to merger requirements by the European Commission, but still needs approval from Ofcom, but given that it's already handed the company an unassailable head-start, we hardly think it'll be too concerned by the deal.

NBC gets no Romney campaign help on Mormon special

(AP) ? NBC News unsuccessfully went back to Republican presidential candidate Mitt Romney to request an interview for this week's prime-time special on the Mormon faith after he began to seem more open to talking about it.

The single-topic "Rock Center" episode will air Thursday as originally planned, said the show's executive producer, Rome Hartman.

Romney, a former Massachusetts governor, will be the first Mormon presidential nominee of a major political party, and his campaign has generally resisted talking about his faith. But Romney last weekend invited reporters to Mormon chapel services with his family, and a new campaign ad touted him as a defender of religious freedom.

NBC requested a Romney interview weeks ago but was denied. With the new developments, the network made another request Monday but was turned down again.

The newsmagazine's producers thought it worthwhile to examine the Church of Jesus Christ of Latter-day Saints on the eve of one of its members becoming the Republican nominee for president. During the hour, correspondent Harry Smith does a piece on why Mormons are so successful in business and tours a Salt Lake City warehouse where a huge amount of supplies is kept for the needy.

Kate Snow profiles a gay person, a feminist and an interracial couple on their experiences within the church, and NBC finds a Mormon cast member of the Broadway show "The Book of Mormon."

"What we set out to do very broadly is not an hour on Mitt Romney but an hour about the religion that has played a very important role in shaping who he is," Hartman said Wednesday.

Ntirho Business Consulting ? Vanessa Cox | Entrepreneur Magazine

Enabling disabled people with employment.

The player: Vanessa Cox

The business: Ntirho Business Consulting (1999)

The concept: Professional recruitment and disability management.

Contact: +27 (0)86 518 0140 or www.ntirho.co.za

From when Vanessa Cox was in Matric, she knew she wanted to go to Joburg and have her own business. Since 1999 through hard work and perseverance, she has grown her professional recruitment services from a fax machine, Internet connection and cold calls in her 2-bedroom house, to a reputable company with offices in Hatfield, six permanent staff and over 30 temporary staff.

Besides excellent service of matching candidates with job roles and company culture rather than just job titles, Cox sets her company apart from other recruitment agencies through her dual focus on generalist able-bodied recruitment and specialised disabled recruitment and disability management.

?In 2005 I started diversifying into recruiting disabled people for employment because while there are many disabled people in South Africa who have few skills, there are also others who are highly educated and are sitting with qualifications and can?t do much with it because people and businesses have a lack of understanding about disability,? Cox says. ?Businesses are also required to meet disability quotas for Employment Equity.?

Cox explains that South Africa is also under-developed in terms of disability management systems, preferring instead to pay out employees if they become disabled, making them the responsibility of the state. ?What I am focusing on now, which is fairly new, is to develop ?return to work co-ordination? to retain disabled people and to encourage companies to put into place support structures, and if the person can?t perform their original tasks, to look at reasonably accommodating them.? Cox realistically points out, ?anybody can become disabled tomorrow. So having a company assist them with returning to work and performing successfully is something that I?d like to get out there now.?

Getting off the ground

?The early days of business were very hard, the rejection is something that is difficult to deal with, and in my third year none of my companies paid and I had to pay my staff, so there were times that were very difficult and I cried.? With advice from a business banker and help from her brother?s provident fund, Cox was able to get back on her feet. ?Never once during that time did I think about giving up. I knew I had to persevere.? After five years of operation, Cox began breaking even.

Cox?s business model is based on earning through placements. ?Depending on the kind of placement we earn a percentage of cost to company, and it?s higher with executive candidates.? But Cox has recently had to overcome a set back with recent COSATU upheaval and labour brokering issues: ?We used to have more than 40 temporary staff but we had to convert some to permanent and some contracts ended because of the threat of banning labour brokering which scared a lot of companies. In the recruitment industry, that?s the area that sustains companies because you have income on a regular basis. On a permanent basis your income is based on what you place. So that?s had a major impact on the industry itself,? Cox explains

Moving forward

Cox took part in Microsoft?s Women Entrepreneur Development Programme in order to learn how to better manage her business. ?I decided I needed to attend because I?ve always run my business the way I thought it should be run,? she says. ?When I get an idea in my head it?s impossible to get me to do otherwise, I even proposed to my husband,? she laughs. ?But the truth is, I suck at certain aspects of running a business. I?m excellent at the operational aspects, but when it comes to management of staff, finance, HR and strategic planning I am weak and I get a lot of advice from my husband and my accountant.?

Through attending the course Cox was forced to sit down and apply herself to writing a strategic plan, and pleasantly surprised herself when she realised she could do it and do it well.

Sisterly advice

Cox warns entrepreneurs in the start-up phase against compromising themselves. While she has never found herself in that situation she has had to deal with consultants who had compromised themselves with businesses and candidates. ?Compromise is a chain reaction and once you compromise yourself once you can never get yourself out of it,? she warns.

?I am proud of what I?ve achieved through hard work and perseverance, even in the hardest times when there have been tears and sleepless nights. The most important thing is to persevere. And while you?re at it, don?t put all your eggs in one basket. I did and it took me six months to get back from that mistake.?

Early exposure to antibiotics may impact development, obesity

ScienceDaily (Aug. 22, 2012) ? Researchers at NYU School of Medicine have made a novel discovery that could have widespread clinical implications, potentially affecting everything from nutrient metabolism to obesity in children.

Since the 1950's, low dose antibiotics have been widely used as growth promoters in the agricultural industry. For decades, livestock growers have employed subtherapeutic antibiotic therapy (STAT), not to fight infection or disease, but to increase weight gain in cattle, swine, sheep, chickens and turkey, among other farm animals.

First author Ilseung Cho, MD, MS, and colleagues set out to reveal how antibiotics were acting on the body to create this effect, hypothesizing that low doses of the drugs may alter the composition and function of the bacteria in the gut. The resulting study, appearing August 22 online ahead of print in Nature, confirmed their theory about the gut microbiome, the term used to refer to the community of bacteria that lives in the stomach, and raises new questions about how manipulating it can impact metabolism and disease in the body.

The researchers administered STAT to normal mice and observed that the mice receiving antibiotics developed increased fat mass and percent body fat. After about six weeks, the mice that received antibiotics had gained about 10 to 15 percent more fat mass than the mice that did not receive antibiotics. The researchers also noted that bone density was significantly increased in STAT mice early in development and that particular hormones related to metabolism were affected by antibiotic exposure, as well.

"By using antibiotics, we found we can actually manipulate the population of bacteria and alter how they metabolize certain nutrients," said Dr. Cho, assistant professor of medicine and associate program director for the Division of Gastroenterology at the School of Medicine.

"Ultimately, we were able to affect body composition and development in young mice by changing their gut microbiome through this exposure."

Dr. Cho added that the scientific community is only now beginning to understand just how complex the microbiome is and how it affects health and disease. With a better understanding about the interactions between the microbiome and hosts and how these interactions can be manipulated, he and his colleagues believe the finding has the potential to affect a wide array of conditions ranging from childhood obesity to metabolic syndrome in adults.

Discovered in the early 20th century, antibiotics came into widespread use after World War II with substantial public health benefits. Use of these antibacterial agents has increased dramatically in the years since, now approximating one antibiotic course per year in the average child in the United States. However, there is increasing concern that antibiotic exposure may have long-term consequences, prompting a surge in recent research focused on the effects of antibiotics on development.

"This work shows the importance of the early life microbiome in conditions like obesity," said lead investigator Martin J. Blaser, MD, Frederick King Professor of Medicine and chair of the Department of Medicine at NYU Langone Medical Center. "The rise of obesity around the world is coincident with widespread antibiotic use, and our studies provide an experimental linkage. It is possible that early exposure to antibiotics primes children for obesity later in life."

Dr. Blaser advised that more research is needed to confirm this theory, but that manipulation of the gut microbiome may have implications for other conditions affected by the functions of bacteria in the gut. "We're still learning how far the impact of the microbiome reaches and the costs of perturbing it," he said.

The study was funded, in part, by the National Institute of Diabetes and Digestive Kidney Diseases (NIDDK), National Institutes of Health, under award number T-R01-DK090989 to Dr. Blaser. Additional support was received from award number 1UL1-RR029893, from the National Center for Research Resources, and award number UL1-TR000038, from the National Center for Advancing Translational Sciences (NCATS), National Institutes of Health; the Diane Belfer Program in Human Microbial Ecology; the Philip and Janice Levin Foundation; the Michael Saperstein Fellowship; and with institutional funds provided by the J. Craig Venter Institute and the NYU Genome Technology Center.

Remaking history: A new take on how evolution has shaped modern Europeans

ScienceDaily (Aug. 14, 2012) ? Investigators reporting in the Cell Press journal Trends in Genetics say that new analytical techniques are changing long-held, simplistic views about the evolutionary history of humans in Europe. Their findings indicate that many cultural, climatic, and demographic events have shaped genetic variation among modern-day European populations and that the variety of those mechanisms is more diverse than previously thought.

Recent advances in paleogenetics are providing never-before-seen glimpses into the complex evolution of humans in Europe, helping researchers piece together the events that ultimately created what is now known as modern man. Following the period when ice sheets were at their maximum extension across Earth (between 27,000 and 16,000 years ago), hunter-gatherer populations re-colonized most parts of Europe. Then around 8,000 years ago, the first farming populations appeared on the continent during the so-called Neolithic transition. For several thousand years, two separate modes of life coexisted in Europe: hunter-gatherer populations continued to rely on wild food resources, while farming populations had an entirely different demographic profile and lifestyle that consisted of domesticated crops and livestock, pottery, housing, and storage technology.

For some decades, it was assumed that the genetic diversity of contemporary Europeans was shaped mainly during the Neolithic transition; however, it now appears that it was also affected both before and after this key event. Moreover, the spread of farming is likely to have varied to a great extent by region, leading to varying impacts of migrating farmers' and local hunter-gatherers' genetic contributions to future populations.

"We are currently at a stage in which next-generation sequencing technologies, ancient DNA analyses, and computer simulation modeling allow us to obtain a much more accurate and detailed perspective on the nature and timing of major prehistoric processes such as the colonization of Europe by modern humans, the survival of human populations during the ice age, the Neolithic transition, and the rise and fall of complex societies and empires," says first author Dr. Ron Pinhasi, of Trinity College Dublin, in Ireland.

"The development of inter-disciplinary approaches is crucial to elaborate realistic models of human evolution." explains Dr. Mathias Currat. "These methods and technologies hold great potential to shed new light on past genetic variation, the onset of major cultural and technological changes that left their imprint on past and present genomes, and potentially on the impact of changes in lifestyle and demography on the appearance of certain diseases and genetic disorders" says Dr. Pinhasi.

How To Deal With Home Improvement Easily | Fabulous Floors ...

TIP! Painting your porch is a quick way to spruce up the look of your home. If so, make sure the paint you use is good quality.

You can add a lot of value to your home with renovations. Look at your house ? which areas could stand to be in better shape? There is a wide range of home improvement projects for you to choose from, from the quick and simple to the highly ambitious. For a handpicked selection of home improvement tips and tricks, read on!

TIP! Replacing old outlet covers is a simple and cheap way to freshen up the look of your room. Over time, outlet covers show their age and start to look discolored.

When improving your home, take the longevity of the improvements into account. A new chimney, for example, can last up to a 100 years. Decks normally last 15 years; however, they do provide great relaxation spots. Most common vinyl flooring materials have a lifespan of up to 30 years. Oak floors, on the other hand, can last a lifetime. When you are renovating your home, you should consider this sort of thing and decide whether or not a given renovation is worth the effort and expense.

When replacing your roof, think about using white tile. Using dark colored tile can cause an attic to become hot. Therefore, by using a lighter color, your attic will remain cooler. You will no longer feel as if a trip to the attic is like a trip to a broiler.

TIP! Be sure to give your bathroom good lighting when you remodel. It?s common to think about how the new fixtures will look, while forgetting the light brightness the fixtures allow is just as important.

Make sure that any contractor you hire provides you with a detailed written estimate in advance of the project. Do not hesitate to ask for guarantees in the contract that pertain to time tables and payment plans.

TIP! If your home has low ceilings, you can make them feel higher by changing your window treatments. Do this seasonally to add color and interest to the interior of your home.

Do not underestimate the amount of effort that your project will require. Get a notebook, and list everything that must be done. You may also want to get an additional opinion to ensure you didn?t miss anything during your assessment. If you make sure you know exactly what must be done, it?ll be easy to keep costs down.

TIP! Know what style you are looking for before beginning any type of home improvement. Determine what style you wish to decorate your room in before you begin.

Install a peephole on your doors. Never open the door before you determine who is on the other side. Peepholes are simple to install and won?t cost you that much money. All that is involved is a little drilling and a few minutes of your time. A peephole can give you the peace of mind you need next time someone knocks on the door.

TIP! An easy trick for quick curb appeal when showing your home, is to bring in more mature plants, as opposed to sprouts or seeds. Flowers that are matured will give an instant beautiful look, and they also will fill in any spaces.

The greenery outside your home should not be too close to the structure. Their roots could cause issues with the foundation of your house. Most trees can be transplanted as long as the root ball is intact and the tree is not too large.

TIP! If you have a major project in mind, consider hiring a professional designer to help you out. If you do it yourself, you may not have the right plans, technically, and fail.

Have everything in perspective when making home improvements. You need to consider the reasons you are doing your renovations and how it will help you in the long run. Above all, ensure that you are fully committed to the project in terms of your time, work and money

Paul Ryan, Mitt Romney?s earnest opposite

In 1996, bedeviled by conservative doubts about his tax-cutting credentials, Bob Dole named Jack Kemp -- the fervent champion of free-market economics ? as his running mate. Sixteen years later, confronting lingering right-wing skepticism about his conservative pedigree, Mitt Romney picked Paul Ryan ? a former Kemp speechwriter ? as his vice-presidential nominee.

Romney played against type in his surprise selection of the youthful seven-term Wisconsin congressman, who was considered a long-shot until the last few days. Rather than choosing a make-no-waves running mate like Ohio Sen. Rob Portman or former Minnesota Gov. Tim Pawlenty, Romney opted for a free-market ideologue over a political man for all seasons.

The veep choice is probably the best pre-election preview of how Romney would govern from the Oval Office. By going with Ryan -- whose well-publicized budget proposals put both traditional Medicare and Social Security in the cross-hairs ? Romney is signaling that he can change direction with stunning speed. Instead of a predictable recite-America-the-Beautiful campaign designed to make Barack Obama the issue, Romney has added policy heft and controversy to his I-can-create-jobs bromides.

Introducing Ryan in Norfolk on Saturday morning, Romney called him ?the next president of the United States.? (Obama made an analogous slip-up in 2008.) While it would take a Freudian to unpack what Romney meant subconsciously, it is safe to say that Ryan would provide the domestic agenda for Romney as the next president of the United States.

To Democrats, Paul Ryan is both literally and metaphorically two four-letter words. The Ryan budget, which passed the House in 2011 with only four dissenting Republican votes, would gradually turn Medicare into a voucher program and slash state funding for Medicaid. Although it is not in the House-passed plan, Ryan has also been a passionate advocate of private accounts for Social Security. The Romney-Ryan ticket is now on record as advocating the largest downsizing of popular federal programs since the ill-fated 1964 Barry Goldwater crusade.

What we still don?t have is an entirely reliable account of how and when Romney arrived at Ryan. Was he always the stealth favorite or was there a last-minute shift within the Mitt inner sanctum? The inside story will have to wait until the full how-a-great-man-makes-a-decision deliberate leaks from inside the Romney camp and, maybe, until the books published after the campaign.

The timing matters because there could be another less charitable interpretation of the route to Ryan ? Romney can be rolled. In the last few days, both the Wall Street Journal editorial page and the Weekly Standard enthusiastically endorsed Ryan for vice president. The New York Times captured the conservative mood with a Thursday headline: ?Romney Faces Pressure from Right to Put Ryan on Ticket.?

Since early indications are that Romney decided on Ryan in the last 10 days, that pressure may have arrived as a seismic shock in Romney headquarters. If Romney actually abandoned Portman or Pawlenty to placate the GOP base, it suggests that he would govern by always nervously looking over his right shoulder.

Critics have sniffed that Ryan lacks the foreign-policy pedigree that Romney as a former governor needs. But, with the exception of Portman?s short stint as George W. Bush?s trade czar, the same can be said of all the apparent GOP finalists. At least Ryan offers nearly 14 years of congressional experience, which is more than you can say about current and former governors like Pawlenty, Bobby Jindal and Chris Christie. And, by the way, the last ticket totally devoid of Washington credentials was the one nominated by the Republicans in 1948. And somehow, I suspect, Romney does not want to emulate Tom Dewey in grabbing defeat out of the jaws of victory.

Ryan is, in many ways, the antithesis of Romney. The 42-year-old congressman from Janesville has spent virtually his entire career in the public sector or in the think tank arena. Ryan has been a consistent true believer while Romney has -- to put it charitably -- followed a zigzag course.?

Back in 1998, during the Bill Clinton impeachment election, I came to Janesville to cover a hotly contested House race for an open seat featuring a 28-year-old wunderkind Republican named (what a coincidence) Paul Ryan. I recall the fledging candidate walking me around downtown Janesville to show the houses and the historical markers that trace his family?s influence on this small industrial city since the late nineteenth century.

But what stays with me was the earnestness and policy-oriented seriousness of Ryan, even then. When I asked him about Clinton?s conduct, he avoided the fire-breathing rhetoric that was a GOP staple that year and instead said softly, "I think the wrong way to go is to go down a partisan, bitter route." What he wanted to talk about was tax cutting and Jack Kemp with a dollop of Ayn Rand thrown in. When I suggested that his election over Democrat Lydia Spottswood would be interpreted as an endorsement of the Republican impeachment strategy, he replied, "I hope it isn't written that way. I hope it's interpreted that my ideas are better than hers.?

Despite the nearly three decades that separate them in age, Joe Biden and Paul Ryan embody the political principle that it is far better in career terms to reach Congress as a young man than someone more seasoned. (Biden was not yet 30 when he was elected to the Senate in 1972). For all their conflicting styles and ideologies, both vice-presidential candidates exude an enthusiasm for politics, the press and policy debates that Obama and Romney somehow lack.

In a recent interview with Ryan Lizza for a New Yorker profile, Ryan expressed his scorn for presidential candidates who ?run on vague platitudes and generalities.? With his bold vice-presidential pick, Romney has embraced the a-choice-not-an-echo theory of presidential politics.

If nothing else, putting Paul Ryan on the ticket guarantees that the October 11 vice-presidential debate will be destination television viewing. And however the politics sort themselves out, the 2012 presidential election has suddenly become interesting as well as merely important.?

(AP) ? Five things to know about Sunday, the last and 16th day of the London Olympics:

?LeBron leads U.S. to gold over Spain.

?The Who closes rocking closing ceremony.

?Jake Varner wins wrestling gold for U.S.

?Joshua lands Britain's third boxing gold.

?Uganda's Kiprotich cruises to marathon victory.

___

LeBron James stood with both arms in the air, then hugged Kevin Durant before they headed to the bench.

They were quite the combination all day long.

James had a huge dunk and a 3-pointer in the final 2:50 and Durant scored 30 points, helping the U.S. win its second straight Olympic title with a 107-100 victory over Spain on the final day of the London Games.

"We knew it wasn't going to be easy. We didn't want it easy," James said. "A lot of teams have won gold easy. We didn't want it that way. We're a competitive team and we love when it gets tight. That's when our will and determination kind of shows. It was the same way in '08."

Mike Krzyzewski, who has said he's retiring as U.S. coach, emptied his bench in the final minute Sunday, then embraced James after the final horn sounded. The Americans hugged at midcourt, with guard James Harden holding a doll of the Olympic mascot.

Four years after beating Spain 118-107 in the Beijing final, the U.S. found itself in another tight one, unable to truly slow the Spanish down until the closing minutes.

James had 19 points on a day he joined Michael Jordan as the only players to win the NBA title, regular-season MVP, NBA Finals MVP and Olympic gold in the same year.

For Kobe Bryant, it was his last Olympic moment.

"This is it for me," said Bryant, who scored 17 points and now has a second gold medal to go with his five NBA championships. "The other guys are good to go."

The Who, the surviving members of Queen and the Spice Girls helped draw the curtain on the Summer Games when the closing ceremony turned Olympic Stadium into one big rock 'n' roll party.

Prince William's wife, Kate, and Prince Harry took seats next to Jacques Rogge, the president of the International Olympic Committee. They sang along to "God Save the Queen."

The Olympic flag was handed from London to organizers of the 2016 Games in Rio de Janeiro. Rio then staged an eight-minute segment that showcased the Brazilian city, the first in South America to host the Olympics, featuring an appearance by soccer great Pele.

Britain finished its home Olympics with its biggest medal haul since 1908, but the top of the table belonged to the United States. The Americans topped the chart with 46 golds and 104 overall, easily clearing China's second-place total of 87.

Part of the U.S. winning total belonged to the men's wrestling team, which had multiple gold medalists for the first time since 1996.

Jake Varner got the second one when he won four straight matches to take the 96-kilogram freestyle, beating Valerie Andriitsev of Ukraine 1-0, 1-0 in the final.

Varner fell to his knees once the clock ticked to zero, soaking in the fact he had just accomplished the biggest goal of his life. He soon found Cael Sanderson, a gold medalist at the 2004 Athens Olympics who helped coach him to the title, and thanked him with a a leaping bear hug.

Britain's final gold of the games went to super heavyweight Anthony Joshua, who rallied from a late deficit to upset defending champ Roberto Cammarelle of Italy on a tiebreaker.

Joshua's big finish in the tournament's glamour division allowed him to match the titles won by bantamweight Luke Campbell and women's flyweight Nicola Adams, part of Britain's five-medal boxing haul that included Freddie Evans' welterweight silver from Sunday.

Also winning divisions were: Ukrainian lightweight Vasyl Lomachenko, flyweight Robeisy Ramirez of Cuba, welterweight Serik Sapiyev of Kazakhstan and Russian light heavyweight Egor Mekhontsev. Sapiyev was honored as the tournament's best boxer.

Uganda picked up its first and only medal of the games when Stephen Kiprotich easily captured the Olympic marathon.

Kiprotich finished in 2 hours, 8 minutes, 1 second, holding off the Kenyan duo of Abel Kirui and Wilson Kipsang. Kirui finished 26 seconds behind Kiprotich, while Kipsang, the leader much of the race, faded late but held on for bronze just ahead of American Meb Keflezighi.

On an extremely warm afternoon, the marathoners wound their way through a scenic route packed with swarms of fans. Kiprotich had such a big lead near the finish that he grabbed a flag from the stands and wore it on his way to the finish.

The rest of the Olympic action Sunday:

VOLLEYBALL

Russia won its first men's volleyball gold in 32 years by rallying past Brazil in five sets.

Second-ranked Russia dropped the first two sets and faced two match points before putting together an impressive comeback in a 19-25, 20-25, 29-27, 25-22, 15-9 victory, paced by 7-foot-2 middle blocker Dmitriy Muserskiy's 31 points.

The Russians thought they had won it on Muserskiy's kill in the fifth set and began to celebrate, but the officials awarded the point to top-ranked Brazil. After regrouping, Muserskiy came right back to spike match point.

It was Russia's fourth gold medal in the event, most of any nation.

Italy won its fourth men's volleyball medal in the last five Olympics by beating Bulgaria in four sets for the bronze.

GYMNASTICS (RHYTHMIC)

The Russians won their fourth straight Olympic gold medal in the group event, easily beating Belarus. With Evgeniya Kanaeva winning the individual all-around Saturday, Russia has now won both rhythmic titles at every Olympics since the 2000 Sydney Games.

The Russians didn't even bother waiting for the final standings, exchanging hugs and blowing kisses at the camera before the score of Ukraine, the last team to perform, was announced.

Italy was third after appearing to make mistakes on both its routines.

The group event involves five gymnasts using two sets of apparatuses ? five balls, and three ribbons and two hoops ? in routines designed to showcase unison, flexibility and artistic skill.

CYCLING (MOUNTAIN BIKE)

World champion Jaroslav Kulhavy of the Czech Republic won a two-man sprint to take the gold medal in the men's mountain bike race.

Kulhavy made the most of a final steep ascent on the technical circuit in the English countryside to move ahead of Nino Schurter of Switzerland and then sprinted to the line.

Schurter won the silver medal and Marco Aurelio Fontana of Italy took bronze.

Kulhavy, whose sole objective this season was the Olympic gold, put his hands on his head as if he couldn't believe he won. He then tied a Czech flag around his neck like a cape while Schurter, a bronze medalist in Beijing four years ago, collapsed to the ground in exhaustion.

ELSEWHERE IN LONDON
